Renovation beneath an active construction project
In the Houthavens in Amsterdam, the cellar deck beneath a new-build project had to be renovated. The cellar deck showed damage and leaks that had to be repaired at short notice — before construction could continue. The challenge lay in the special context: above the cellar deck an active construction project was in full swing, with other contractors, equipment and building activities.
The work had to be carried out under strict requirements regarding safety, lead time and coordination. Any delay in the cellar deck would have direct consequences for the schedule of the construction project above. Moreover, the space beneath the cellar deck was limited, which placed additional demands on the choice of equipment and techniques.
Precise planning within a complex construction team
The project was carried out in phases, in close coordination with the main contractor and the other subcontractors. There was weekly consultation on progress, the available work windows and coordination with the construction activities above. VTG worked with an experienced team accustomed to complex, multidisciplinary construction environments.
Thanks to detailed planning and clear communication, the work could be carried out without delay. Each day began with a safety meeting and a check on the activities of the other parties. This prevented VTG's work from conflicting with the construction activities above. The result: delivered on time, within budget and to the complete satisfaction of the main contractor.
Manual concrete repairs and injection in combination
VTG Beton carried out manual concrete repairs on all deteriorated parts of the cellar deck. In places where the damage was limited, precise manual repair with high-quality repair mortar was chosen. In places with leaks and moisture penetration, injection work was carried out: PU resins and epoxy resins were injected under pressure into the cracks, after which they became fully watertight.
The end result is a fully restored, watertight cellar deck suitable for carrying the new building on top. The structure meets all requirements for loading, watertightness and durability. A result that lasts for decades and gives the residents of the new homes a solid foundation.
